Property Management
At Intero Real Services we feel that our Service to our clients does not stop at the sale of the home or purchase of a
property. We have made Property Management one of the Full Service offerings that create synergy for our clients benefit.
Perhaps our most important role in Property Management is that of liaison between the
landlord and the
tenant. As
experienced Investors ourselves we have found the addition of buffering layer between two parties whose interest are
sometime divergent is often critical to the success the investment experience and definitely to the sanity of the investors.
We employ a full time Property Manager for every 75 Properties that we manage and also utilize a fully licensed leasing
agent that specializes in Online marketing. Our focus on targeted advertisement helps us to select our tenants from a
more refined buyer pool.
We currently manage Apartments, Duplexes and a large # of Single Family Homes.
In addition to our core services we have developed a very aggressive Lease Option Package that has been proven to
work in this market and provides a Win – Win solution to today’s unique challenges in real estate. It is tax advantaged
and provides for better tenants, that usually will pay a premium to participate .
Our duties as property management include accepting
rent, responding to and addressing maintenance issues, advertising
vacancies for landlords, and doing credit and background checks on tenants. In exchange for the service we provide, we
charge landlords half of the first month’s rent no more then one time per year to place a new tenant and 7 percent of the
gross rent not to exceed $100 thereafter.
As your Property Managers we may manage construction, development, repair and maintenance on a property. We also will
maintain relations with tenants, thereby giving a face ( other than your own ) to the landlord and providing them the
necessary contact point for the things that come up in life.
We have experience with many facets in this profession, including participating in or initiating litigation with
tenants, contractors and insurance agencies. Litigation is at all times considered a separate function, set aside for
trained attorneys.
